Leelanau County's Income Boom: A Rural Paradise Transformed
Leelanau County is a rural gem that has experienced a remarkable transformation, boasting Michigan's fastest-growing personal income since the Great Recession. But this prosperity hasn't come without a twist of change and controversy.
According to the Census Bureau's American Community Survey, Leelanau's median household income skyrocketed by 76% between 2010 and 2024, reaching $99,422. Simultaneously, per-capita income surged 121% to $92,189, as per the Federal Reserve of St. Louis data. These staggering increases place Leelanau at the top of Michigan's 83 counties in terms of income growth.
But here's where it gets interesting: Leelanau's newfound wealth is closely tied to its evolving demographics. Once a quiet, rural county known for its vineyards and wineries, it has become a magnet for affluent retirees and remote workers from nearby metropolitan areas like Chicago and Detroit. The real estate market reflects this shift. Since 2000, median home prices have soared from $165,000 to nearly $600,000, with 24 homes selling for over $2 million in 2025. This influx of wealthier residents has led to a notable demographic change, with approximately 40% of Leelanau County's population now aged 62 or older, almost double the percentage in 2000.
Michigan's overall median household income growth since 2010 has been impressive, at 50%. However, Leelanau's growth far surpasses this, and even the national average. In 2024, the U.S. median household income was $80,734, with per-capita incomes increasing by 82% nationally.
The income disparity within Michigan is evident: Livingston County, with its cities of Brighton and Howell, topped the state in 2024 with a median household income of $103,039. Leelanau, Oakland, Ottawa, and Washtenaw counties also ranked high. In contrast, Clare, Oscoda, Montmorency, Iosco, and Lake counties had the lowest median incomes, all below $50,805.
The top counties for income growth since 2010 include Leelanau, Kalkaska, Houghton, Mecosta, and Montcalm, with increases ranging from 69% to 74%. Houghton is home to Michigan Tech University, Mecosta to Ferris State University, and Montcalm is part of the Grand Rapids metro area.
But what about the counties left behind? Keweenaw, Michigan's northernmost and least populated county, experienced the slowest income growth, at 35%. Iosco, Baraga, Menominee, and Luce counties also lagged, with growth rates below 38%.
The income disparities are further highlighted when looking at per-capita incomes in 2024. Oakland County leads with $93,579, followed by Leelanau, Emmet, Washtenaw, and Charlevoix counties. At the other end, Lake, Luce, Montcalm, Oscoda, and Crawford counties have the lowest per-capita incomes, all below $45,010.
